Flooring Work - Standard Operating Procedure

 Flooring

Introduction:


This standard operating procedure enumerates the scope of Tiling work to be executed    in Tower area as specified in the approved drawings and at places when instructed by the Tower-in-charge.


Responsibility:


 The respective Tower-in-charge is responsible to execute the work as per procedure.


Safety & protection:


PPEs like safety belts at height, helmets, safety goggles and ear plugs etc. should be used properly. 

Ensure the working area is kept clean for easy access.

Proper illumination to be provided during the work, if required.

Educate the workmen through pep-talk meeting. 



Flooring:

 

Preparatory Works:  


Remove all materials stuck on slab top and concrete protrusion.

Clean slab top with broom and water jet.

Mark the reference level on walls usually at 600mm from FFL (Level should be transferred to all flats from Staircase and lift entrance level).

If conduits to be fixed on floor due to choking or customer changes at later stage, it should be fixed on floor with saddle clamps and additional clamping to be done at wall and floor corner area.

Do mortar bed in 1:8 proportion as per reference level. Bed thickness should be 40mm and it should not be less than 25mm.

It is important to set the tiles according to approved tile setting out drawing. 

Do check for feasibility of fixing skirting in line with wall finish face, in case skirting cant be fixed in line with wall face, it should be brought to the notice prior commencement of flooring and correction or corrective measure should be taken.

Fix the Kitchen Platform verticals over floor as per drawing and make sure they are embedded in wall by 2 (In case of conventional Kitchen Platform). Ensure the top of vertical is in level and as per specified height in approved drawing.

Do checked tiles received for flooring are of correct specification as per approved drawing.

Do fix first tile in dry with 10mm in from wall face as per start point. Fix the two more tiles at two corners of wall and check the line, level and right angle.

Do fix tiles in between these tiles and check the layout.

Tiles should be fixed either tight joint or with spacer as specified in Approved tile set out drawing.

For cutting tiles diamond cutting blade shall be used.


Work Method:


After finding the layout satisfactory, then fix the start tile with cement slurry of required consistency and level it with the help of wooden mallet.

Do fix tiles at the end of both walls and check its alignment and level.

Fix tiles in between these tiles with cement slurry and check the line level alignment.

Do fix tiles by rows parallel to set out and check for line and level after fixing each tile.

After completion of flooring it is important to keep human traffic away from them. When the tiles appear firm enough, usually after 3 hours, they should be cleaned thoroughly with sponge to avoid staining on tile surface. 


Post Flooring:


After 3 hours do check the flooring for consistent color tone.

Surface should be even and level.

Lippage if more should be adjusted by tamping with rubber mallet or by keeping some weight on it.

From distance of 1.5 meter no chips, cracks and other visible damages shall be seen.

After finding work to satisfactory level skirting fixing should be started.

Skirting shall be fixed in line with wall finish face. 

Skirting back shall not show a voids / pockets behind.

Ensure skirting tops are at same level and there is no gap between skirting and flooring.

In case of spacer joint fill the joint with cement paste and rack it properly to ensure uniform grout application on top of it.

Do cure the flooring for minimum 3 days.

Protect the floored area with bubble guard sheets.

Granite Framing for Door and Window - Standard Work Procedure

 Granite Framing


Introduction:

This standard operating procedure enumerates the scope of Tiling work to be executed    in Tower area as specified in the approved drawings and at places when instructed by the Tower-in-charge.


Responsibility:

The respective Tower-in-charge is responsible to execute the work as per procedure.


Safety & protection:

PPEs like safety belts at height, helmets, safety goggles and ear plugs etc. should be used properly. 

Ensure the working area is kept clean for easy access.

Proper illumination to be provided during the work, if required.

Educate the workmen through pep-talk meeting. 



Preparatory Works:  

Do check opening size and its right angle.

If any correction needs to be done it shall be done prior commencement of work.

Do cut the frame members from single slab of granite to ensure the uniformity of visual effect.

Edges of frame members cut from slab should be polished / chamfered as specified in approved drawing.

Frame shall have a 450 chamfer joint on all visible corners of frame.

With the help of Resin hardener adhesive make the back of frame rough to ensure bonding with bedding mortar. Apply resin hardener adhesive on back of granite and sprinkle sand on it to form a key.

Make two holes in staggered on each vertical member for fixity .


Granite frame fixing:

Frame should be fixed in position according to approved drawing and as per adjacent finishes.

Full thickness of frame should be visible from all side for window and from sides and top for door frame.

With cement mortar of 1:4, fix the verticals of frame in position and check for its alignment with keeping top and bottom member in place.

With the help of resin hardener fix the top member in place.

Do fill void above top frame member with cement mortar.

Fix the temporary supports to members to ensure no de-bounding in later stage.

Cure the mortar for minimum 7 days.

After 3 days fix the Pentagon nylon frame fixing screws 10 x 125 mm and recheck the verticality.  Screws should be counter sunk by 5mm.

Do apply light coat of clear oil on granite face for protection.

After first coat of paint, fill the screw hole with Tmax and matching grout mix.


Post Frame work:

Do check for opening dimensions, line, level and plumb.

Do check corner joints and granite to granite joint, there should not be any gap.

Do check for any visible defect.

Toilet Dado - Standard Work Procedure

 Toilet Dado

Introduction:

This standard operating procedure enumerates the scope of Tiling work to be executed    in Tower area as specified in the approved drawings and at places when instructed by the Tower-in-charge.

Responsibility:

 The respective Tower-in-charge is responsible to execute the work as per procedure.

Safety & protection:

PPEs like safety belts at height, helmets, safety goggles and ear plugs etc. should be used properly. 

Ensure the working area is kept clean for easy access.

Proper illumination to be provided during the work, if required.

Educate the workmen through pep-talk meeting. 


Preparatory works:

Ensure pressure testing of concealed plumbing is done.

Check the verticality of plaster using Plumb Bob and right angle of adjacent walls.

Check the line / surface of plaster using straight edge for correctness (If not found in line and verticality redo the plaster on wall).

Check door and window sizes are maintained correctly.

Tile layout marking to be done on wall with chalk as per approved drawing.

Check tile top and granite top are at same level.

Check service openings are at correct locations as per drawing.

Check waterproofing top is within the FFL.

Clearance for electrical work done in toilet area, to be taken from electrical department.

Using tile pieces fix alignment pads on wall.

Tiles to be soaked in water for 2 hours before using.


Work method for Tile Dado work:

Work should be carried out in proper illumination by arranging artificial light. No work should be carried out in dark or improper illumination. 

Ensure tiles received are as per drawing.

Fix a straight edge at dado tile bottom of second row. Ensure the top level of straight edge and second row dado tile bottom marking are at same level.

Make a cement paste of required consistency and fix the first full tile as per the starting point shown in drawing. Cement paste should be applied over a surface where tile has to be fixed and on tile back surface too (Thickness of paste should not be more than 10mm after fixing tile). Press the tile over wall surface and check its line, level and verticality. To align the tile in position use wooden mallet. 

Repeat step 2 to fix wall tiles of that row. (No gap should be made between two tiles)

After fixing all tiles in row, check line, level and plumb.

Repeat the stapes 2, 3 and 4 to complete dado work on wall.

Ensure all services openings are made in tiles perfectly by fixing flange / cover plate over opening.

On completion, check for any hollow sound over installed tile surface. If there is any hollow sound fill the cement slurry.

If there is any gap between the tile surface an plaster, then fill it with cement slurry. 

Make sure tile surface is clean and no cement slurry stains left over tile surface.

Curing should be ensured for next 7 Days by sprinkling water over surface.

Repeat all above points to complete dado on other walls in toilet.


IMPORTANT NOTES:

Experienced person and proper tools should be used for cutting tiles. 

Hole in tile should be made with drill bits of less than flange size.

If tiles surface is chip off (Natra), use it where cut tiles are required by removing chip off portion. In any case do not allow to fix surface chip off (Natra) tile.

Before starting tiling make sure, granite use for making frame is from same slab or from same lot in one flat.

In ledge wall corner tiles should be fixed with V groove of 5 x 5mm.

Attached Terrace Waterproofing - Standard Work Procedure

 Balcony/ Dry Terrace/ Attached Terrace Waterproofing


Introduction:

This standard operating procedure enumerates the scope of Waterproofing work in toilets to be executed in Tower area as specified in the approved drawings.


Responsibility:  

The respective Tower-in-charge is responsible to execute the work as per procedure.


Safety & protection:

PPEs like safety belts at height, helmets, safety goggles etc. should be used properly. 

Ensure the working area is kept clean for easy access.

Proper illumination to be provided during the work, if required.

Educate the workmen through pep-talk meeting. 


Preparatory works:

Cleaning of sunken slab base and sides of beams shall be carried out as regards all those materials, mortar, oil etc. thoroughly by wire brush and the area shall be washed clean.

PVC sleeves/ shuttering box used to made cutout should be removed.

Sunken slab should be filled with water and next day should be inspected for leakages.

If Leakages found, then cracks should be open out by making grove and pressure grouting by socket should be done. After completion of treatment sunken slab should be again recheck for any leakages.


Work method for Waterproofing:

Base coat using cement, sand and 10mm aggregates in proportion 1:3:1 with waterproofing compound (Fosroc Conplast X 421 IC) @ 150ml per bag of cement shall be applied over top of base slab of sunk. Maximum thickness of base coat shall be 25mm.

Base coat shall also be applied to the sides of the toilet sunk up to one foot above the finished floor level (F.F.L) of the adjacent floor. 

Curing of base coat shall be done by ponding for 3 days and checked against leakage. Leakage, if observed shall be rendered with reapplication of base coat to ensure no leakage.

 Floor traps and plumbing lines shall be installed, Slope of 1:100 shall be provided. Floor trap shall be fixed with respect to finished floor level (F.F.L) of the terrace.

Area of pipe which is going through the hole / opening provided in Slab should be made rough by applying cement solvent and sprinkling crush sand over it so that bonding between mortar and PVC pipes will be ensured.

AAC Block bats / brick bats should be made wet thoroughly for about 15 minutes prior to their placing.

Cement mortar in 1:4 proportions should be prepared and laid on slab. Mortar mixed shall be used within 1Hour of preparation.

 Pre-soaked AAC Block bats / brick bats shall then be laid in straight / radial, by inserting AAC block bats to a depth of about 15mm by light tamping with the help of mallets. Distances between adjacent layers of AAC Block bats / brick bats shall not exceed25mm.

 Application of AAC block-bats shall proceed from one corner. 

Mortar should be filled up to half height of brick bats and it should be cure for minimum 3 days. 

After curing is over, the surface shall be applied with a finishing coat of cement, sand and 10 mm aggregates in the proportion 1:3:1 with waterproofing compound (Fosroc Conplast X 421 IC) @ 150ml per bag of cement till top of brick-bats.

 Top coat shall be of neat cement slurry of adequate consistency and shall be done monolithic with topping of brick-bats.

Finished surface shall then be cured for at least 7 days by ponding and then tested for leakages, if any.


IMPORTANT NOTES:

Water-proofing once done, shall not be broken or pierced. If water proofing is to be punctured, due care shall be taken to limit the damage to the restricted area. The cracks due to hammering shall not spread over the large area.

Repairing of the punctured area shall be done by using bonding agent and expansive grouts.

Made between the GUARANTOR OF THE ONE PART and the EMPLOYER of the other part where by the contract or inter alia, understood to render the building and structures in the said contract recited completely water and leak proof. 

AND WHERE AS THE GUARANTOR agreed to give a guarantee to the effect that the said structures will remain water and leak proof for 10 (Ten) years from the date of completion of work.

NOW THE GUARANTOR here by guarantees that the work done by him under item Nos………………………………………………………………………….of  the contract quoted above will Render the structures completely water and leak proof and the minimum life of such work shall be 10(Ten) years to be reckoned from the date of completion of the main contractor.

Provided that the guarantor will not be responsible for leakage caused by earthquake or cracks caused by structural defects or by misuse of roof for any operations & use which will damage the treatment on the roof or any alteration by way of any construction of additional storey or part or due to adjoining construction involving removal in parts of the treatment done earlier or replacement of flooring, buried pipes, sanitary fittings like water closet etc. in toilet.

During this period of guarantee the guarantor shall make good all defects and in case of any defects being found, render the building water and leak proof to the satisfaction of the EMPLOYER at Guarantors own cost and shall commence the work for such rectification within seven days from the date of issue of the notice from the EMPLOYER calling upon him to rectify the defects failing which the work shall be got done by the EMPLOYER by some other contractor at the GUARANTOR’s cost and the decision of the EMPLOYER as to the cost payable by the guarantor shall be final and binding.

Residential Building Cost by Thumb Rule (Rate Per Square feet)

RESIDENTIAL RCC BUILDING COST BY THUMB RULE


Thumb rule to calculate the Steel quantity required for Slab, Beams, Footings & Columns:

For Residential buildings 4.5Kgs-4.75Kgs /SFT

For Commercial buildings 5.0Kgs-5.50Kgs/SFT


For more accurate results you can also use BN Datta recommendations:

As per B N Datta, the Steel quantity used in different members of the building can be calculated easily using the following recommendations.

Structural Member Percentage of Steel
Slab: 1% of the total volume of concrete
Beam: 2% of the total volume of concrete
Column: 2.5% of the total volume of concrete
Footings: 0.8% of the total volume of concrete

Example:

Thumb rule to calculate Steel quantity of above slab = Volume of Concrete x Density of Steel x % of Steel of Member

Steel quantity required for above slab = 3 x 7850 x 0.01 = 235Kgs


Thumb rule to calculate the Shuttering area:

Shuttering costs 15-18% of the total construction of the building. 
Shuttering is framed to bring the concrete in Shape. 
The Thumb rule to calculate the shuttering required is 6 times the quantity of concrete or 2.4 times of Plinth area.

Suppose, the concrete quantity is 0.5m3
then the shuttering area required is 0.5 x 6 = 3m2

Components of Shuttering:-
Shuttering Ply, Battens, Nails are components of Shuttering.

Shuttering Ply Quantity calculation:

The shuttering Ply has a length, width & depth of 2.44 x 1.22 x 0.012

The No. of Shuttering Ply sheets = 0.22 times of Shuttering

Suppose, the area of shuttering required = 3m

Then the Shuttering Ply required = 0.22 x 3 = 0.66m2

Battens Quantity Calculation:

Shuttering batten usually have a length & width of 75mm x 40mm.

Batten Quantity = 19.82 x No. of Ply Sheets

if the construction requires 25 Ply sheets, 
the total quantity of Battens are 19.82 x 25 = 495 Battens

Nails & Binding Wire Quantity in Shuttering:

75gms of Nails are used for 1m2 of Shuttering

75gms of Binding wire is consumed for every 1m2 of Shuttering.

Thumb rule for Shuttering oil Quantity:
Shuttering oil is used to de-frame or de-assemble from the concrete easily.

Total required Shuttering oil is = 0.065 x Total Area of Shuttering
(or) For every 15Sqm of shuttering 1 liter of shuttering oil is consumed.


Example :
15m2 is total area of shuttering, then Shuttering oil required = 0.065 x 15 = 0.975 lts

Construction cost estimation heads are:-

Services works – The service works cost varies between Rs 305 – 320 /- per Square feet and about 17 % of total construction cost. 

This construction cost estimation head includes essential services like plumbing, electrical, HVAC, fire fighting, etc. The cost of CP, sanitary, and other fitting are also included under this head.

Finishing works – This includes all finishes work i.e flooring, painting, marble works, woodworks, MS  railing, Gypsum plaster, etc. The cost varies between Rs 420 – 450 per Square foot and about 23 % of the total construction cost.

Civil works – This is the highest construction cost estimation head involved in this construction phase which includes excavation, footings, RCC work, Blockwork, plaster, etc. The cost varies between Rs. 980 – 1000 per Square feet and about 53% of the total project cost.
 
Consultant cost – In this the consultant cost varies between Rs 43 – 45 per Square foot and about 2.5 % of total construction cost. This includes the cost involved for architectural design, structural design, services design, etc.

Site establishment and temporary works – This construction cost estimation head includes the cost for barricades, clearing site, water and electrical charges for construction activities, site office construction, etc. The cost varies between Rs 85 – 90 per Square foot. and about 4.5 % of the total construction cost.

Top Terrace Waterproofing - Standard Work Procedure

Proper illumination to be provided during the work, if required.

Educate the workmen through pep-talk meeting. 


Preparatory works:

Cleaning of slab base and sides of beams shall be carried out as regards all those materials, mortar, oil etc. thoroughly by wire brush and the area shall be washed clean.

PVC sleeves should be removed.

Slab should be filled with water and next day should be inspected for leakages.

If Leakages found, then cracks should be open out by making grove and pressure grouting by socket should be done. After completion of treatment sunken slab should be again recheck for any leakages.

Ensure all plumbing lines are installed on top of slab as per slope specified in approved drawing.


Work Method:

Brick bats should be soaked thoroughly for about 15 minutes prior to their placing.

Cement mortar in 1:4 proportions should be prepared and laid on slab. Mortar mixed shall be used within 1Hour of preparation.

 Pre-soaked brick-bats shall then be laid in straight / radial, by inserting brickbats to a depth of about 15mm by light tamping with the help of mallets. Distance between adjacent layers of brickbats shall not exceed 25mm.

 Application of brick-bats shall proceed from one corner. Thiyya (level pads) for the same shall be given by Site Engineer, considering into account adequate slope towards rain water drain.

Mortar should be filled up to half height of brick bats and it should be cure for minimum 3 days. 

After curing is over, the surface shall be applied with a finishing coat of cement sand mortar in the proportion 1:4 with waterproofing compound (Fosroc Conplast X 421 IC) @ 150ml per bag of cement till top of brick-bats.

 Top coat shall be of neat cement slurry of adequate consistency and shall be done monolithic with topping of brick-bats with slope towards rain water drain.

Finished surface shall then be cured for at least 7 days by ponding and then tested for leakages, if any.

Kitchen Platform - Standard work Procedure

Introduction:

This standard operating procedure enumerates the scope of Tiling work to be executed    in Tower area as specified in the approved drawings and at places when instructed by the Tower-in-charge.

The respective Tower-in-charge is responsible to execute the work as per procedure.


Safety & protection:

PPEs like safety belts at height, helmets, safety goggles and ear plugs etc. should be used properly. 

Ensure the working area is kept clean for easy access.

Proper illumination to be provided during the work, if required.

Educate the workmen through pep-talk meeting. 




 

Preparatory Works:  

Check the height of Platform vertical is as specified in drawing. Vertical top should be in level.

All visible edges of platform granite should be polished before fixing it in place.

Slot the wall 2 in depth at correct height as specified in drawing for inserting platform in wall.

Cutting of Kitchen sink and gas hole should be done as per approved drawing and checking the pluming points on wall.

At wall where the gas cutout in platform comes chase the portion to fix the flexible pipe for gas. Gas hole is to be taken from skirting and through wall take it below platform.




Work Method:

At sink area first fix the secondary marble and then fix the sink as per drawing and plumbing points on wall.

Apply the resin hardener adhesive on top of vertical. And place the platform in position by inserting it by 2 in wall.

Check the top level of platform it should not have any slop.

Fill the wall chase area in mortar of 1:4.

Do fix skirting in place as per drawing.

At gas hole put the flexible pipe in wall with a sample gas pipe inside of it, for insuring the correct curvature of pipe and fill the wall chase portion with cement mortar of 1:4.

Flexible pipe should be then cut at the face of skirting and below platform at the face of wall and sealed properly.

Fix the facia patti (Architrave) as per approved drawing with resin hardener. Coins should be inserted into facia patti and platform to increase its stability.

Apply the approved sealant around sink and platform joint neatly to make it waterproof.

Grout the joints with approved grout and clean the platform.

Do apply light coat of clear oil on granite face for protection.




Post Checks:

Check the gas hole for its operation.

Check the level of platform.

Check for alignment of sink with plumbing points.

Check for any visual defect.
